Anything and everything (within reason!) to ensure you get the home of your dreams with no stress.
We only concentrate on you, the Buyer - your needs, your requirements, and your objectives. We are not realtors and therefore we do not take listings so have no affiliation with one listing over another. We save your time and search and use all our resources to find the best available properties on the local market, if they meet our criteria, which of course is your criteria we then view them on your behalf and take lots of photographs (the ones you won’t find on the MLS system). It is not our job to make these homes marketable and nice looking it is our job to show you exactly how it is including surrounding area and neighbouring homes. We take comprehensive notes and observe the property condition and what is required to make the home perfect for you.
We show you the best properties for you. If you have any concerns we can go back to the property get more photos, ask questions, research in the right places. We will always try to provide you with as much information on the properties as we can find. Knowledge is power! We also have a number of subscriptions that give us access to certain records. We then work closely with a real estate broker for your property transaction.
Bear in mind that currently the best buys are distressed home, some of which require a varying amount of refurbishment. No problem! We identify what needs to be done, cost out everything and if you decide on the property we will place the offer, negotiate, deal with paperwork on your behalf and near completion organise the implementation of remodelling works which may include complete painting/redecoration, landscaping, turning green swamps into sparkling pools, refurbishing kitchens with new appliances, new carpets. Some of our best finds have no pool and we include the cost of custom built pool, spa, screen and terrace and suitable landscaping.
All prices on our website or Personal Property Portfolios include the purchase price, our fees, refurbishment, improvement costs and any new appliances as stated in the property information.
We then project manage the works; open up the property for trades people, builders, carpet fitters etc. We ensure the job is completed to the highest standard by the best contractors. By the time the home is ready to hand over it will be completely clean and fresh complete with all appliances. Some homes may have furniture, if not we can arrange a furniture package on your behalf or you can have the pleasure of shopping here yourself.
And since this is what we do all day, every day - you will find our knowledge, service and neighbourhood insight to be second to none. Whilst searching for the best deals for individual clients based on what they are looking for and viewing the locations, the properties which are not chosen by them are published on our website and are available for you to purchase.
Most of our clients are overseas or out of state. They purchase from photographs and information we supply them and most importantly TRUST in us, in the relationship we have developed and in our ability to take their dream to completion and beyond. They are confident that our experience, dedication and attention to their real estate needs will ensure a pleasant and successful transaction.
Some clients choose to fly here and view a selection of pre-screened properties with us, enabling them to make the final choice after viewing the homes. We are happy to work either way.
We can also look at new build properties for you. Remember, developer’s agents act on behalf of the builder and are bound by law to obtain the best possible deal for the builder - not you. We are there to represent you only and get the best available price/deal, incentives or whatever we can for you.
We do not take any property listings as we are NOT realtors, our service is to help you purchase and to take your place, when you have no time in your schedule, to make arrangements to view, with a realtor, the many beautiful properties. Taking into account time differences we work very flexible hours to minimise any delays to the smooth transaction of your property purchase!
We will only work with a limited number of clients at any one time as the service we give is personal, specialised and can sometimes be very time consuming. We aim to respond to your emails and phone calls within24 hour - 7 day a week.

You may also want to offer some incentives to other Realtors that would make it more profitable for them to show your home, ie a slightly higher RE Commission.

The problem with this, for you who wants to buy the best home for the best price is commissions vary. Many lower priced or bank owned homes offer lower rates of commission. We are not affected or interested in this so you can be 100% sure that we will view any home that meets your requirements and try to obtain the lowest possible price. We have no interest in getting you to pay a little more which means we earn higher commission. You pay the price as advertised on our website or less if we can reduce the price with the seller which is one of our key objectives. Apart from that we don’t actually know what amount is on what home as we do not have realtor’s notes on listings and it’s not something we need to ask when selecting suitable properties.
In fairness to realtors (I work with them to submit the offers on your homes) and I am sure that not everyone operates as the above. However, in these difficult times people are (understandably) financially driven by needs, greed or whatever and sometimes when they select homes to show you they could look at a few on a sub-division and decide to show the ones with greater financial reward. The one they don’t show could be the best for you. Some may show you everything; it’s just hard to know who is who, especially if you are not living in Florida.

Can low commission hurt sales / purchases
This proves that there are many realtors/buyers agents who will not show you the homes you may want to buy if the commission is reduced as is the case with many short sales and bank owned properties. I can also vouch for the fact that many websites do not throw up certain low priced low level commission properties so you may even miss out when you register on websites and do your own searches!
